When you give a mobile or manufactured home to a family member or anyone else, or transfer it for less than its full value, the IRS treats the transfer as a gift. If the value of the gift exceeds the annual gift tax exclusion, the person making the gift must report it on a federal gift tax return, IRS Form 709. The value that has to be reported is the fair market value of the home on the date of the gift, not what the owner originally paid for it or what is owed against it.

Why does gifting a mobile home require an appraisal?

When you give a mobile or manufactured home to someone, or sell it to them for less than it is worth, the IRS treats it as a gift. If the value exceeds the annual gift tax exclusion, the person making the gift must report it on Form 709, and the amount reported is the home's fair market value on the date of the gift. An independent appraisal gives you a defensible basis for that value.

What is IRS Form 709 and who files it?

IRS Form 709 is the United States Gift (and Generation-Skipping Transfer) Tax Return. The person making the gift, not the person receiving it, files the form when a gift to any one recipient exceeds the annual exclusion for the year. Our appraisal establishes the fair market value you report on that form.

What value does the IRS require for a gifted mobile home?

The IRS requires the fair market value of the home as of the date the gift was made. Fair market value is the price the home would change hands for between a willing buyer and a willing seller, neither under compulsion and both reasonably informed. We research the market as of the gift date and prepare the report to that effective date.

What is adequate disclosure, and how does an appraisal help?
